Home & Office Loans
Home Loan
Applicants need to be at least 21 years old at the time of sanction, and the loan tenure must be structured to close out by the time the borrower turns 65. A steady income — whether through salaried employment or self-employed work — is also required.
Office premise loan
The minimum age for sanction is 21, and the loan tenure must conclude by age 65. This facility is available to self-employed individuals with a dependable income stream, and can be used to purchase, construct, or expand a commercial or non-residential property. Funding for renovation or improvement work is extended only alongside the acquisition of the property itself, not as a standalone loan. Eligible applicants are professionally qualified, self-employed persons with at least three years of relevant work experience.
Loan Amount
Your repayment capacity is assessed against several factors — income, age, number of dependants, educational qualifications, existing assets and liabilities, and the stability or continuity of your employment or business.
There are several ways to improve your eligibility. Adding an earning spouse as a co-applicant lets that income count toward a higher loan amount, and any co-owners of the property must be listed as co-applicants. A fiancé's income can even be factored into the combined eligibility calculation, though the loan is disbursed only once proof of marriage has been furnished. Offering additional security — bonds, fixed deposits, or LIC policies — can also strengthen your case. A guarantor isn't mandatory, but having one can work in your favour; our loan officer can walk you through the details if you'd like to explore this option. That said, the amount ultimately sanctioned is always governed by your demonstrated repayment capacity, and the total project cost used for this calculation includes registration charges, transfer charges, and stamp duty.
Sanctioning
Here is the documentation you'll need to apply for a home loan, depending on your employment status:
General Documents
For self-employed professionals and business owners:
An updated bank passbook, or a photocopied statement of account covering the last six months
Proof of age — PAN card, voter ID, passport, driving licence, or a copy of your ration card
A business profile outlining the nature of your business, key clients and suppliers, staff strength, and geographic reach
Copies of your educational qualification certificates and proof that the business is operational
Income Tax returns for the last three years, along with profit-and-loss statements and balance sheets for the same period
A cheque for the processing fee
For salaried/employed professionals:
Your most recent salary slip or certificate, in original
Proof of age — PAN card, voter ID, passport, or driving licence
A copy of Form 16A (TDS certificate) from your employer, plus an original certificate covering any allowances not reflected in your salary slip
An updated bank passbook, or a photocopied statement of account for the last six months
A copy of your company ID card or ration card
Passport-size photographs of both the applicant and co-applicant
A cheque for the processing fee
The bank or its empanelled lawyers may request further legal documentation depending on your case, so it's worth retaining photocopies of everything you submit.
Disbursement
Disbursement begins once you've finalised the property and submitted the necessary legal paperwork. Every document is carefully verified to protect your interests — this can take a little time, but it ensures the title is clear and that all legal and technical checks are completed before you take ownership. Where applicable, clearance under Section 230A and/or Section 37-I from the income tax authorities is also required from the seller. Once these checks are complete, the conveyance deed is registered, and your own contribution has been paid in, the bank releases the loan amount — in instalments tied to the stage of construction — directly to the builder or seller.
